Caddick Construction Ltd (CCL), appointed Safety For to undertake the Construction Phase Principal Designer role for the initial phases of the Liverpool Shopping Park on Edge Lane. Safety For were brought in after the previous Principal Designer had failed to meet their obligations, leaving the project in jeopardy of non-compliance with the Construction (Design & Management) Regulations 2015. Having worked with CCL as Principal Designer on a number of other projects, they were confident Safety For would be able to rectify the issues and ensure compliance moving forward.

Once complete, Liverpool Shopping Park will be one of the UK’s biggest retail and leisure destinations of its kind and will total 727,000ft2 of mixed-use commercial development and comprise 41 retail units, parking for 1500 cars and a significant leisure offering.

Phases 1 and 2 involved the demolition of the former cinema building, industrial units, Frankie & Benny’s restaurant and existing car parks to allow the new construction of numerous retail units ranging from 1,500ft2 to 50,000ft2. The Lifestyle Parcel comprised of the demolition of the existing ‘Blockbuster’ building and construction of a 40,000ft2 B&Q retail unit with associated garden centre, in addition to separate 10,000ft2 and 1,800ft2 retail units, all with associated car park facilities, service yard facilities and boundary fencing. These phases successfully opened for business in October 2017.

Safety For had to integrate into the well-established project team, while identifying previous failings and ensuring these were dealt with immediately. We quickly built effective working relationships with the team and were able to rectify a major traffic management issue prior to the park opening for business.

The site was complex, with a variety of work taking place at the same time, including the early access of tenant fit out contractors. Safety For facilitated the co-ordination between Caddick and the fit-out contractors to ensure their works did not interfere with each other while ensuring the CDM responsibilities for each party were clearly defined. Safety For developed Maintenance and Cleaning Access Strategies for each phase which were included in the Health & Safety File.

The construction project consists of a number of future phases, with Safety For having already been appointed as Principal Designer for the next aspect which involves the construction of a new Cinema, Bowling Alley and 12 Restaurants. In addition to this, Safety For have also been appointed to collate the Operation & Maintenance manuals for this project due to our assistance provided during the collation of O&Ms in the first phases.
